PAUL SIMCOX

Founder

Mr. Paul Simcox is the CEO and co-founder of Distrikt Capital, focused on capital allocation and acquisitions, and General Partner and asset management for Distrikt and its partners investments. Mr. Simcox is also the founder of NorthHaven Capital Group, a private equity and real estate investment and advisory firm focused on multi-year corporate and portfolio mandates, as well as new platform creation, investment and growth.

Prior to his work with NorthHaven, Mr. Simcox co-founded and was Executive Vice President and member of the Board of Trustees for Whiterock REIT, a TSX listed firm (WRK.UN) acquired in 2012 by Dundee REIT for over $1.4 billion.

Over the course of his tenure, Whiterock grew from a new startup to a national real estate platform with office, industrial, and retail assets in nearly every province in Canada. Prior to the formation of Whiterock, Mr. Simcox was in real estate investment banking at Credit Suisse First Boston and Donaldson Lufkin & Jenrette in New York, and later real estate private equity at JPMorgan Partners. He also serves as a member of the Board of Trustees for Maplewood REIT listed on the TSXV.

Paul has a HBA from the Richard Ivey School of Business, where he graduated with honours.

Emil Toma

Mr. Emil Toma is the co-founder Distrikt Capital, and is focused on site sourcing, due diligence, and development. He is also the founder of Distrikt Developments and Toma Construction Management, an accomplished developer and builder in the GTA area focused on residential development and high-end luxury homes in Toronto's most affluent neighborhoods.

As president of Distrikt, he has completed successful land development, land assembly, multi-family rezoning and development projects. Combined, these firms have completed in-fill land acquisitions, ground up construction, and development on more than 50 projects with sales value in excess of $150 million.

Prior to Distrikt Mr. Toma co-led an international supply and construction services business based out of Toronto, with multiple offices in Central America established to take advantage of the rapidly growing Caribbean real estate resort development industry. His firm was successfully sold in 2008, and is often credited with the larger scale introduction of internationally sourced, specialized building products to Caribbean luxury resort development.

Chunrong Huang, CPA, CMA

Ms. Huang has been an accomplished controller in property management and the real estate development industry for more than 10 years. As VP Corporate Controller at Distrikt, Chunrong leads all aspects of property and corporate financial accounting functions.

Prior to joining Distrikt, Ms. Huang was Controller at TAS Development where she led finance operation and accounting staff, and has also served in finance and accounting roles at Camrost and Felcorp Developments.

Chunrong holds a Master of Business Administration degree from Schulich School of Business and CPA Certificate from CPA Ontario.

Marcus Boekelman

Marcus Boekelman is Vice President - Real Estate Development at Distrikt and has over 20 years of combined real estate marketing, acquisition, and development experience. In his role at Distrikt, Mr. Boekelman brings extensive partnership networks and a team orientated entrepreneurial approach to investment acquisitions and due diligence, planning and rezoning approvals, project management, and marketing of multi-residential condominium and mixed-use projects. He is also engaged with Distrikt’s existing residential investment portfolio and corporate development.

Prior to Distrikt, Marcus held senior management roles with other well regarded Toronto based developers including Canderel and Alterra, where he was involved in several successfully executed mid and high-rise projects with a value in excess of $1.0 billion and over 5,000 residential units combined.

Marcus has a passion for the integration of real estate in communities through sustainable development and promotes an approach that successful development is achieved through building personal and community relationships, partnerships and trust. He holds a degree in Urban Studies from the University of Toronto and is a RECO licenced real estate professional.

CORY CAPLAND, CFA

Cory Capland is a Senior Associate with Distrikt Capital, focused on new investment underwriting and acquisitions, as well as corporate development and management of Distrikt’s existing real estate investment portfolio. Mr. Capland also serves on the investment team at NorthHaven Capital Group and Fundamental Real Estate Investment Partners, Distrikt’s operating affiliates.

Prior to joining Distrikt Capital, Cory was an Investment Analyst at Bridgeport Asset Management, a leading Toronto-based investment firm managing discretionary HNW and UHNW capital across several proprietary investment funds, including both public, private and alternative income products. Mr. Capland was responsible for conducting asset management and research across Bridgeport’s existing portfolio of US and Canadian real estate securities including REIT’s, REOC’s, MIC’s and private mortgages, as well as due diligence and review of new real estate investment opportunities.

Cory has held analytical roles at Dominion Bond Rating Service (DBRS), CPP Investment Board, and UBS Wealth Management, which spanned corporate credit analysis, public market equity investing, and alternative investment fund due diligence. He holds a Honours Bachelor of Business Administration (HBBA) degree from Wilfrid Laurier University and is a CFA Charterholder.

Antonio Niro,

Antonio Niro is Director of Real Estate for Distrikt, focused on new investment underwriting, existing portfolio asset management and corporate development. Antonio also serves on the investment team at Fundamental Real Estate Investment Partners, a Distrikt operating affiliate.

Prior to joining Distrikt, Mr. Niro was at Granite REIT, a publicly traded company that owns and manages an international industrial portfolio of over 35 million square feet. At Granite, he was part of a team responsible for the acquisition and development of industrial and special-use properties. He was also engaged with asset management, leasing, and corporate strategy initiatives for the REITs real estate investments. He previously worked at Deloitte & Touché in the Real Estate Assurance Advisory Group where he earned a Chartered Professional Accountant, C.A. designation. Antonio holds an Honours Bachelor of Business Administration degree from the Schulich School of Business at York University and is a CFA Charterholder.

Clarence Zichen Qian

Development Manager

Clarence provides creative and innovative thinking with a unique perspective and passionate interest in architecture and development. In his role as Development Manager with Distrikt, he provides day-to-day management and process guidance on Distrikt’s projects as part of the development team.

Prior to joining Distirkt, Clarence worked on a wide range of architectural typologies both locally and internationally at Quadrangle Architects as a project manager. He was awarded Honourable Mention in the Architectural Challenge 2018 TINY HOUSE international competition and has contributed as a guest studio critic at OCAD University. Clarence holds a Master of Architecture from University of Waterloo and he is currently pursuing his MBA at Rotman School of Management.

Dilyaver Veliyev

Mr. Dilyaver Veliyev joined Distrikt Development as a Senior Accountant where is involved in all aspects of project and accounting management across multiple operating entities. Prior to Distrikt he was a project and corporate accountant at Talon International Development, and in lease and accounting administration for MetCap Living. His professional background also includes significant real estate audit experience as a Senior Auditor and Manager with KPMG and BDO.

Mr. Veliyev holds an MBA from the University of Leuven in Belgium.

Leonard Scomparin

Director of Construction

Mr. Leonard Scomparin is the Director of Construction at Distrikt and is responsible for oversight of Distrikt’s existing high and medium density residential construction projects. He is also actively involved in Distrikt’s development pipeline, contributing to cost and design underwriting during initial acquisition and pre-development phases.

With an entrepreneurial spirit fueled by a passion for real estate development, Leonard has diligently and successfully led multi-disciplinary construction project teams throughout the GTA for over 25 years. He is known for an integrated team approach and showing a commitment to innovation, sustainable engineering, and uncompromising quality. Aside from his current work at Distrikt, his prior projects include management of over $1 billion of mid and high rise residential towers, was well as the delivery of over 4,000 detached homes. He has been involved with all stages of project management, including feasibility, costing, tendering, permitting, on-site construction, turn-over and post-construction building audits.

Mr. Scomparin has previously managed teams at Brookfield Properties and Vandyk Group, and started his career with Great Gulf and Greenpark Homes.

As an honors graduate with a Bachelor of Technology in Civil Engineering from Ryerson University, Leonard continues to enhance his knowledge with certificates and designations in cost management, project management, construction law, and LEED.
